St. Charles Rock Road / Orlando Avenue Tax Increment Financing Redevelopment Plan - 19 acre redevelopment project for a Shop 'N Save grocery and ancillary retailing on St. Charles Rock Road, just west of Brown Road.

Effingham, Illinois

Ford Ave. Business District Plan - Creation of an eligibility analysis and plan to enable business district financing to be used to develop a blighted 45 acre tract of vacant land, including the region's only Kohl's Department Store.

Belleville, Illinois

East Main Street Redevelopment Plan - The City's last downtown TIF area, one which will allow redevelopment within the "East Main" portion of the central business district to proceed in a manner complementary with that in the remainder of the CBD.

Tax Increment Financing Area #1 - Plan and project for the redevelopment of older industrial property in the eastern portion of the West Florissant Road corridor which enabled the City's largest employer, Stout Marketing, to remain in Jennings.

Metropolis Riverfront Tax Increment Financing Redevelopment Plan - A plan and project financing, for a portion of the City's riverfront and central business corridor which helped finance the development of a new hotel, and will provide revenues for the creation of a marina and complementary improvements, adjacent to Harrah's Metropolis Casino.

River's Edge Tax Increment Financing Redevelopment Plan - The plan provides the City and the Tri-City Regional Port District with a critical financing mechanism to assist in the redevelopment of a 550 acre portion of the former U.S. Army Charles Melvin Price Support Center.
